Sealcoating
“An ounce of prevention is worth a pound of cure.” In the case of asphalt maintenance, a gallon of prevention (sealcoat) is worth a ton of cure (asphalt). LITERALLY. Sealcoat provides two essential benefits – surface preservation and aesthetic improvement. For the first 5-10 years of a surface’s useable life, all that is required of a properly constructed asphalt section is replenishing the oxidized surface of the asphalt. When asphalt is exposed to sunlight and water, the oil component starts to break down. If left un-sealed, there is nothing to bond the aggregate together and the pavement slowly starts to separate. In fact, a newly constructed pavement surface can completely separate and fall apart from the top down in 10-15 years if left unsealed. Sealcoating every 3-5 years prevents this erosion and breakdown while providing a smooth, black surface that is visually appealing. Many of our customers take a proactive approach to maintenance by sealcoating more often than they need to for surface preservation because of the substantial aesthetic improvement it provides. Unit price range (with re-striping) - $0.065 - $0.40 per square foot.
Value-engineering notes – With an average sealcoat project costing $0.10/sf every 5 years and an overlay costing on average $1.00/sf, sealcoating three times over a period of 15 years costs less than half of neglecting the asphalt for 15 years and then resurfacing it. Plus, it looks similar to a brand new lot every five years.
