When I was brand-new to the property management business several years ago and faced with my first "Cut, Patch and Seal" job, I asked around the office about asphalt contractors. Black Diamond came up more than any other, but I needed three proposals, so I called BD and two others that had been mentioned as doing good work. I asked for bids without specifying a scope of work; so of course I got three wildly different proposals. I called BD about theirs, because it was very detailed and contained some patching that was not called out on the other two. They offered to meet me at the site, go over each area, and explain the thought process. By the time we completed that exercise, I was sold on the company. The Board did award them the job, and it went off without a hitch. Since then I have asked them several times for advice on pricing future work for different Associations' Reserve Studies, and have always been impressed with their willingness to help me plan when there is no immediate chance of compensation. They have done several jobs for me now; their notification procedures keep me from getting any angry phone calls, and the follow through after the job is first rate. They honestly are everything I look for in a vendor-- quick to respond, thoughtful in their approach, willing to work with me on all of the details, and competitive in their pricing!
