UPCOMING CONCRETE & ASPHALT PROJECT


Floresta Gardens HOA will undergo an asphalt roadway and parking rehabilitation project.  This work is necessary to properly maintain the roads within the community and will keep them looking great.  Black Diamond Paving, our asphalt contractor, will also post this notice and all future updates on their website www.MyPavingProject.com  which will contain detailed instructions, updates and contact information.  Please check this regularly as it will contain information on any early openings, delays and expected completion times. The project will be intrusive and require the use of heavy equipment.


Phase I – Minor Concrete Repairs:  Monday, July 13th  (1 Day)

Phase II – Asphalt Project: Tuesday, July 28th – Friday, July 31st (5 Days)

PHASE III – Sealcoat Project: Monday, August 17th & Tuesday, August 18th

Construction Times are 7:30 am – 7:00 pm each day

Phase I Concrete Repairs – Minor parking closures in 3 areas starting on Monday July 13th – Parking areas neared to the repair areas will remain closed to allow the concrete to properly cure.  (See site map for minor concrete repairs).

THE ASPHALT PROJECT  DATES 

Phase II – Asphalt Project: Tuesday, July 28th – Friday, July 31st (5 Days)

ALL FINAL PHASING INSTRUCTIONS WILL BE POSTED ON JULY 21st by 5:00pm


THE DETAILS BELOW ARE SUBJECT TO CHANGE: This is a preliminary plan which is awaiting approval from our Operations Team.

Phase IIAsphalt Rehabilitation – This portion of the project will take 4-5 days to complete starting on Tuesday July 28th.  It will be intrusive and will close down half of the community to all parking and thru traffic during construction.  When one section is closed, residents will need to use the opposite gate to exit and enter the community.  The site map will have Blue as Section 1 and Yellow as Section 2.  Each section will be closed during the prep and then for the asphalt overlay.  The speed bumps and any touch ups will  be completed on Friday July 31st.  You will be able to drive and park within the community once the crews have left and the ground markings repainted.   CLOSURE OF AREAS & PHASING MAY CHANGE – CHECK BACK ON JULY 21st After 5:00pm

 

 

Phase III – Sealcoat and Re-stripe will take place over a two day period.  We will once again close the community in half per the yellow and blue phase similarly to the asphalt project.

We would like to thank you in advance for your cooperation and understanding with regard to this project.  The crew performing the work is awesome and very helpful, but will require your patience so that they can get the job done as seamlessly and as quickly as possible.

 

What to Expect Before and After the Project Starts:

  • You will receive a project notice with detailed information on your front door one week before each phase of the project begins.
  • Black Diamond Paving will also post No Parking & Road Closed signs within the community and will clearly mark out the phase locations using white paint on the road at the same time.
  • You will not be able to re-enter the closed section of the community until all barricades have been removed by a Black Diamond Paving representative.
  • Plan to move your vehicles to a legal parking space outside of the community the night prior to work beginning in your section of the property.
  • The management company or Black Diamond Paving will not be able to tell you where to park your cars on the nights where your section will be closed. Please seek street parking and pay attention to all laws and signs.
  • Remember that any vehicles left parked on the roadways or in parking areas that are to be closed will be towed at the owner’s expense.
  • If you plan to be on vacation during this time, please make sure that your vehicle is not parked in any visitor parking spot or road surface within the work area.
  • You will be able to access your homes at all times during the project by foot.
  • “Pardon our Dust” The entire project process will create dust and will be a dirty process – It is advisable to keep your windows closed, cars parked away from work areas especially if you are sensitive to the dust and noise.
  • Black Diamond Paving nor the Association will be responsible for cleaning the interior of homes, garages or providing car washes due to dust caused from construction.
